TREVOC sells 80% of luxury homes at Gurugram’s Royal Residences

TREVOC Group has sold around 80% of the 172 apartments at its luxury project, TREVOC Royal Residences, in Sector 56, Gurugram, Managing Director Gurpal Singh Chawla said, citing its location near Golf Course Road and the premium residential experience it offers in an established neighbourhood.

Chawla said Sector 56 has a sizeable residential population, but few developments offer the level of luxury, apartment sizes and lifestyle amenities planned at Royal Residences. Located around 300 metres off Golf Course Road, the project combines proximity to a major real estate corridor with a quieter setting away from much of the traffic noise and pollution on the main road.

The 27-storey development occupies a 2.059-acre land parcel in the established residential sector. Chawla said the location, spacious apartments and amenities make the project a value proposition in Gurugram’s premium housing market.

Launched in September 2024, Royal Residences has an estimated sales potential of ₹1,000 crore against a projected construction cost of around ₹160 crore.

The project offers 3.5 BHK and 4 BHK apartments, each with a servant room, ranging from approximately 2,642 sq ft to 3,380 sq ft. Indicative prices range from ₹6.90 crore to ₹8.82 crore, plus charges.

Its facilities include a 36,000 sq ft clubhouse with restaurants, a spa, salon, meditation spaces and infinity pools, along with a skydeck. Residential floors begin above the first five to six levels of the building.

Chawla said steep and frequent increases in property circle rates should be avoided. Circle rates are government-notified property values used to calculate stamp duty and registration charges, and revisions can affect the transaction costs borne by homebuyers.

Meanwhile, TREVOC plans to invest ₹800 crore to ₹1,000 crore over three years in two to three projects, focusing on integrated townships spanning 80 to 100 acres in Sonipat and Panipat. The company aims to launch the first phase in early 2027.

Rising land prices and the scarcity of large parcels in Gurugram are prompting developers to explore emerging markets where larger integrated developments may be more feasible.

TREVOC signed Bollywood actors Saif Ali Khan and Kareena Kapoor Khan as brand ambassadors in April 2024. In April 2025, Royal Residences received two awards at the Times Realty & Infrastructure Conclave, including Luxury Apartment Project of the Year.
