Over the past decade, the city has undergone a remarkable transformation; from a landscape dominated by glass-fronted office towers to a skyline that boasts world-class luxury residences, rivaling even global financial centres like Wall Street. This evolution has been driven not only by its flourishing corporate environment but also by rising disposable incomes and the availability of easy financing options that have broadened access to high-end real estate.

The question, then, is how Gurugram managed to achieve such an impressive transition. The answer lies in the emergence of branded residences.

Evolution of Gurugram

Today’s luxury buyers in Gurugram are looking for more than space and location; they want a way of life that combines beautiful design, top-notch amenities, and elements of community. Developers are responding with homes designed by experts, offering smart automation, personal interiors, private health/fitness areas, huge landscaped grounds, and shared spaces that offer a complete living experience.

According to JLL, in 2025 Gurugram will lead the luxury residential market; it recorded 91% of the luxury housing sales in the NCR and 65% of the luxury real estate market across India’s top 7 cities. This is further fueled by more than 28 new premium projects launched in early 2025. One of the projects had a premium pricing of up to ₹ 18,000/sf, and even a few ultra-luxury micro-markets experienced 12%-18% appreciation in one year.

Gurugram’s role in branded residences

Per the Savills India report, India has solidified its ranking in the world’s top ten branded residence markets with Gurugram at the center of this change. Gurugram has become known for modernist architecture and amenity-oriented projects rooted in the global design ethos and its Indian context.

This blend of global ideals and local philosophy allows Gurugram not only its unique status but brings cross-border cooperation that, by rethinking housing, redefines the brand of luxury today in India. The impressive growth in the market around Gurugram is further underlined by specific developments along the Dwarka Expressway, where housing prices of branded projects have surged, and developments such as the Westin Residences Gurugram mark the height of this movement.

These projects illustrate how the luxury sector is enticing lifestyle-driven, global benchmarked residences that included appealing concepts of wellness, access and exclusivity, branded living, and world-class hospitality to establish new standards for luxury living in India.

The future of branded living

Momentum around luxury and branded residences in India is accelerating. Savills’ Branded Residences India Snapshot shows that non-hotel brands dominate the branded residences segment in India, with YOO being among the most active non-hotel players. JLL India also shows that homes priced over Rs 1 crore increased share of total residential sales in the first half of 2025 to 62%, up from 51% the previous year; representing a clear preferred shift toward the purchase of premium homes in the country.

In Gurugram, this shift in demand is continuing to cause more partnerships between Indian developers and global design houses to be formed, in order to further the establishment of new standards in architectural specificity, amenity significance and lifestyle. With branded residences establishing new standards of design, service, and community experience, Gurugram is not simply aligning itself with a luxury residential development trend in India, but helping to define it.
