Dwarka Expressway Powers NCR’s Realty Growth

Dwarka Expressway Powers Ncr’s Realty Growth

Once viewed as an emerging residential corridor, the Expressway seamlessly connects Gurugram and Delhi, with improved access to airport, NH-48 and key employment districts.

A city’s growth story is often written by its transport corridors, with infrastructure influencing real estate values and urban development. In Gurugram, improved connectivity is helping strike a balance between liveability and sustainability. Expanding social infrastructure and integrated township developments are further boosting residential demand and strengthening the city’s investment potential. Dwarka Expressway has emerged as one of Gurugram’s most prominent residential corridors, driven by large-scale infrastructure upgrades, seamless connectivity, and sustained developer interest.

The micro-market accounted for 24 per cent of Gurugram’s residential supply in 2021, rising to 41 per cent in 2024. Since 2021, residential prices along the corridor have surged from Rs 6,032 per sq ft to Rs 14,180 per sq ft in H1 2026—an appreciation of 135 per cent, according to Anarock Group.

Strong connectivity

Dwarka Expressway is a good example of how infrastructure can change the trajectory of an entire micro-market. What was once viewed largely as an emerging residential corridor is today much better integrated with Gurugram and Delhi, with improved access to the airport, NH-48 and key employment districts.

Amit Modi, director, County Group, says, “This has significantly reduced the connectivity disadvantage that the region carried earlier. As accessibility has improved and more social and physical infrastructure has come up, buyer confidence has strengthened, particularly for premium and luxury housing.”

Property prices have consequently risen sharply, but the appreciation is increasingly being supported by end-user demand and the quality of development along the corridor.

Infrastructure is a key factor

In real estate, infrastructure often creates value before it creates visibility. Saurab Saharan, group managing director, HCBS Developments Ltd, says, “Dwarka Expressway has gone through that cycle over the last few years. The operationalisation of major road infrastructure, better internal sector connectivity and easier movement towards Delhi and other parts of Gurugram has made the corridor far more practical for everyday living. At the same time, developers have responded with larger, better planned and more premium projects.”

The combination of improved accessibility, quality supply and growing end-user interest has resulted in a substantial re-rating of the market. Dwarka Expressway has moved from being a speculative infrastructure story to a well-established real estate market.

Karan Khanna, founder and managing director, APEX Acreages Private Limited, explains, “Homebuyers who once invested on the expectation of connectivity can now actually drive on it. This has shortened travel time, improved access between major business districts and brought the corridor back into consideration for buyers who earlier preferred more established parts of Gurugram.”

Manish Agarwal, president, CREDAI Haryana, says, “The Dwarka Expressway has officially cemented its status as Delhi-NCR’s new residential power corridor, with average property prices skyrocketing since 2021. Once a budget-friendly belt, the corridor has aggressively pivoted to a luxury-first destination dominated by homes priced above Rs 2.5 crore. This price appreciation is driven by robust end-user demand, solidifying it as India’s most lucrative real estate investment and lifestyle hotspot. For investors and end-users alike, the corridor blends strong capital appreciation with improving rental demand.”

Thus, Dwarka Expressway has thus emerged as a major real estate hub, attracting both investors and end-users from across the NCR.
