Seven Green Flags That Say You’re Ready To Buy

Seven Green Flags That Say You’re Ready To Buy

The excitement of getting the keys can be hard to resist, but a home purchase should leave you with enough money to live comfortably after the EMI kicks in

The dream of owning a home can make even the most cautious buyer reach for the cheque book in a heartbeat. But before taking the plunge, it is worth asking a rather unglamorous question: are your finances ready for the commitment? A healthy savings cushion, a steady income, manageable EMIs and enough money left over for life’s little surprises are some of the financial green flags to look out for. Here’s a handy list.

GREEN FLAG 1: Your income can comfortably service the loan

Income stability is the first indicator of financial readiness. “In this regard, salaried buyers or self-employed individuals with a stable monthly income generally have better visibility into future cash flows to service a home loan comfortably,” says Jayesh Rathod, co-founder and director, The Guardians Real Estate Advisory.

GREEN FLAG 2: Your EMI calculations don’t depend on bonuses

Bonuses, incentives and potential windfalls should be treated as a financial upside rather than factored into the repayment plan. These additional inflows can be channelled towards part-prepayments, reducing the outstanding principal and, consequently, the overall interest outgo. The thumb rule is simple, your home loan should be affordable on today’s income, with tomorrow’s earnings serving as a bonus, not a bailout.

GREEN FLAG 3: You can manage the EMI and downpayment without stretching your budget

Your budget should also account for whether you are buying a ready-to-move-in property or an under-construction home. In the latter case, you may have to service both rent and home loan EMIs while continuing to meet regular household expenses. Having predictable cash flows and a healthy monthly surplus after accounting for these commitments is a positive indicator that you can comfortably manage the financial load.

Having the down payment in place is an important step towards homeownership, but dipping into every last rupee of your savings to make the purchase happen is a red flag. “For any new or under-construction property, around 10-15 per cent down payment is to be paid, and the rest can be loaned. But you shouldn’t feel burdened by the down payment amount. Also be mindful of the eight to 10 per cent of the property amount that will go towards registration, stamp duty, lawyer fees, etc,” says Saurabh Garg, CBO and co-founder of NoBroker.

GREEN FLAG 4: Your EMI leaves room to breathe

Even if you are able to get a bigger loan, you shouldn’t necessarily take it. The real test of affordability is whether you can service the EMI comfortably while keeping household expenses, savings and unexpected costs in check. “The EMI should leave adequate room for regular expenses, savings and unforeseen costs. Buyers should also test affordability against a potential rise in expenses or interest rates,” says Dhruman Shah, promoter, Ariha Group.

“Keep the EMI below 40 per cent of monthly income to avoid feeling financially stretched,” advises Rahul Phondge, chief operating officer, residential and chief business officer, Anarock Group.

GREEN FLAG 5: Your existing debt is under control

Before taking on a home loan, assess how much of your monthly income is already committed to EMIs and other liabilities.

“High-cost obligations such as credit-card rollovers and personal loans should ideally be cleared or kept under control before taking on a long-term home loan,” says Rathod. The green flag? Your existing EMIs leave enough headroom to accommodate a home loan without compromising your lifestyle or savings.

“If you’re already paying substantial EMIs for a car, personal loan, credit cards, etc., adding a home loan can significantly increase financial pressure. To navigate this, it is helpful to have a secondary source of income that will ensure that you do not need to compromise on a good lifestyle,” explains Garg.

GREEN FLAG 6: Your credit score is in good shape

A credit score above 750 can strengthen your loan eligibility and improve your chances of securing a competitive interest rate. A strong credit profile signals a consistent repayment history, which can work in your favour when negotiating loan terms. Even a small difference in the interest rate can translate into substantial savings over a long loan tenure.

GREEN FLAG 7: You have an emergency fund beyond the purchase

“A buyer should have funds set aside to cover several months of essential expenses and EMIs even after making the purchase. This provides protection against income disruptions, unexpected expenses or changes in borrowing costs,” says Shah.

“With the festive season bringing renewed interest in the housing market, this is an opportune time for buyers to evaluate their financial preparedness, understand their purchasing capacity, and make a considered decision on a home that offers long-term value,” concludes Anuj Mehta, director, Dhuleva Group.
