Festive Fervour Lifts Sentiment

Festive Fervour Lifts Sentiment

With nearly 50 per cent of prospective homebuyers willing to purchase a house within the next two years, confidence in the residential market is certainly high

Housing demand continues to remain resilient, with sales holding steady across major residential markets. According to Colliers’ latest report on homebuying sentiment, buyers are becoming more price-sensitive and selective, but their intent to purchase remains largely intact, supported by long-term homeownership aspirations and confidence in the residential market. The festive season is expected to provide further momentum to housing sales.

The report, based on responses from nearly 1,800 respondents across more than 30 established and emerging residential markets, highlights the evolving preferences and factors influencing homebuying decisions.

PREFERENCE FOR BIGGER HOMES

The preference for larger homes is also gaining traction. An Anarock Consumer Sentiment Survey for H1 2026, based on 8,320 respondents aged 23–77 across 14 cities, found that 3-BHKs were the most preferred configuration, with 48 per cent of respondents opting for them.

The survey points to continued premiumisation in homebuyer preferences, with space and larger configurations gaining momentum. Ahmedabad recorded the highest preference for 3-BHK homes at 57 per cent, followed by Chennai and Delhi-NCR at 53 per cent each.

The shift towards larger homes is accompanied by a move towards higher budget brackets. The Rs 90 lakh–1.5 crore segment is now the most preferred budget range, reflecting buyers’ willingness to allocate higher amounts towards better space, configuration, and overall housing quality.

FIRST TIME HOMEBUYERS

Robin Mangla, president, M3M India, says, “The festive season holds special significance for first-time homebuyers, as purchasing a home during this period represents not only a sound long-term investment but also the beginning of a new chapter in life. Traditionally associated with prosperity, new beginnings and financial growth, this period encourages many families to turn their homeownership aspirations into reality. However, beyond the cultural sentiment, the decision to buy a first home should be guided by financial preparedness, long-term requirements, and the quality of the property.” For first-time buyers, the festive season can present an opportune window to explore the market, compare residential offerings and evaluate benefits extended by developers. Festive offers, flexible payment plans and limited-period incentives, where available, may help buyers assess different options and manage their initial financial commitments more effectively.

Umang Jindal, MD, Homeland Group, says, “The festive season is an important time for families to take a step towards homeownership, particularly first-time buyers looking to invest in a home of their own. Buying a first home is not just about celebrating a milestone but also about making a well-informed long-term investment. Buyers should look for the right combination of location, quality, lifestyle and value while choosing a home that meets their aspirations and future needs.”

Vishal Goyal, director, Highland Group, says, “Buying your first home is an important milestone, and the festive season offers many families the motivation to turn that dream into reality. Beyond the auspicious timing, it is important to choose a home that meets everyday needs and offers long-term value. Factors such as location, amenities, connectivity, and the quality of the development should guide the decision. A well-informed purchase can provide families with a sense of security and a place to build their future.”

DUE DILIGENCE IS KEY

At the same time, buyers must look beyond promotional benefits and prioritise essential factors such as the developer’s track record, construction quality, RERA registration, project timelines, connectivity, and access to social infrastructure. “The evolving residential real estate market is increasingly focused on offering homes that complement changing lifestyle aspirations, with greater emphasis on thoughtfully designed spaces, convenience, sustainability, and community living. For young professionals and growing families, investing in a home that meets both present needs and future requirements is particularly important,” adds Mangla.

Prospective homebuyers should assess their repayment capacity, account for additional costs such as registration and maintenance, and choose a property that aligns with their financial goals. With the right combination of research, financial discipline and a clear understanding of their priorities, buyers can make a confident and informed decision.

The true value of purchasing a home during the festive season lies not merely in the auspicious timing, but in laying the foundation for long-term security, stability and a better quality of life.
