In the bustling landscape of Gurugram, property developers are now setting their sights on the Japanese market. With a growing influx of Japanese companies establishing operations in the city, developers are customizing their projects to cater specifically to this expatriate community. Innovations include unique communal spaces reminiscent of Japan and compact living options that resonate with Japanese living preferences.

Property developers in Gurugram are sharpening their focus on projects aimed at Japanese buyers to tap rising demand from this segment.

Developers are encouraged by the growing presence of Japanese multinationals in India with firms in retail, real estate, and shipping joining the long-established automobile manufacturers in choosing Gurugram as their preferred base.

From a Japan-focused club to a boutique hotel, serviced apartments tailored to the community’s needs and dedicated real estate projects, Gurugram has seen a growing push to cater to demand from Japanese residents.

“Gurugram has steadily evolved into one of India’s most preferred hubs for Japanese professionals, driven by the presence of major Japanese corporations, strong social infrastructure, and a living environment that feels increasingly familiar and welcoming,” said Ankush Kaul, president, sales, Central Park. “As this community grows, so does the need for thoughtfully-designed residences that respect their cultural sensibilities while offering the comfort, calm, and precision they value in everyday life.”

The company’s project at Central Park Resorts in Gurugram is focused on Japanese-centric living with a club dedicated for Japanese residents.

Strong Japanese demand has expanded interest in smaller formats, such as studios and 1BHK units, which were previously overlooked as investment assets, according to builders. Such developments are seeing growing absorption and pricing as these compact units align with expat preferences.

“Developers are adapting by creating Japan-inspired living spaces, which command a pricing premium due to their niche appeal,” said Jaideep Ahuja, managing director & CEO, Ahuja Residency. “Rental values in various communities are increasingly influenced by trends in Japanese demand.”

Older, well-regarded complexes continue to achieve premium rentals despite being over a decade old, primarily due to sustained interest from Japanese tenants.

“In contrast, rental levels in premium projects softened when they exceeded the price sensitivity of these tenants, illustrating the community’s value-conscious decision-making,” Ahuja said.

The firm runs boutique hotels in Gurugram and other parts of the country with substantial Japanese population. It also leases apartments at residential complexes, redeveloping them as per the needs of Japanese clients, before offering it on long-term lease.

“These trends indicate that Japanese demand not only drives rental premiums but also significantly impacts project valuations, investor behaviour, and developer design strategies across key micro-markets,” said Ahuja.

Godrej Properties also recently launched a Japanese-themed project in Gurugram inspired by Japanese aesthetics like Shibui and Shiki, which offers minimalist design, an onsen pool, Zen garden, and private cores for privacy.
