Zomato Leases Office Space in Gurugram

Eternal Ltd’s Zomato has leased 270,000 sq ft at Tata Realty and Infrastructure’s Intellion Park in Gurugram as part of efforts to expand its office space in this micro-market, said two people aware of the development.
The food delivery company is also in advanced talks to lease an additional about 1 million sq ft in the Gurugram, with an option to double the area, in what could be one of the largest office space deals in the country.
Zomato currently occupies a large office complex in the Pioneer Group building in the same area.
Details such as the monthly rental could not be ascertained.
Zomato and Tata Realty did not respond to email queries.
“A lot of space that was part of the (IntellionPark) SEZ is getting denotified now, opening up newer areas for corporations,” said a consultant on the condition of anonymity. “Tata also has a large portfolio under SEZ and is getting it denotified.”
The Zomato deal underscores continued demand for office space in India’s top cities, underscored by the setting up of new global capability centres (GCCs), expanding presence of flexible workspace operators, rise in unicorn startups, and ongoing growth of Big Tech firms, said industry experts.
Earlier, Ciena, a US networking systems, services and software company, leased 135,000 sq ft at the Intellion Park, which also counts Google and IBM among its other occupiers.
The Delhi-National Capital Region recorded gross leasing volume (GLV) of 5.1 million sq ft in the September quarter, a 10% growth quarter-on-quarter and 56% year-on-year, according to realty consultancy Cushman & Wakefield. Gurugram accounted for 72% of the leasing, followed by Noida at 24% and Delhi submarkets at 4%.
Nearly 3.2 million sq ft of new supply got added during the quarter in Delhi NCR. The vacancy rate fell by 83 basis points compared to the previous quarter.
